In 1991, JAH Realty purchased the 1960s vintage grocery-anchored center. The Company understood the center’s superior location and demographics, and embarked on an ambitious plan to re-tenant the project with a “category killer” anchor. In 1995, JAH Realty successfully negotiated with the grocery store to vacate the project, while simultaneously negotiating with CompUSA to take over the grocery space. JAH Realty also replaced five small shop tenants with a 9,800 s.f. Hollywood Video store. The project was entirely renovated with an attractive façade, new parking lot lighting, landscaped islands and curb cut modifications. At the end of this process, the NOI of the project was increased by 500%.
